Why a Listing Inspection?
Our Listing Home Inspection can reduce concerns about the
condition of your home that might cause a buyer to hesitate. You and the
buyer both benefit from this inspection:
- you receive our complete inspection report, which potential buyers
can read while they view your house; and
- potential buyers get the benefit of an impartial and professional
inspection before making an offer, which lends credibility to your
house.
- we can loan you a lawn sign to identify to buyers that your house has
had a reputable, impartial inspection that they can examine and
trust;
- we can prepare a two page summary of our inspection observations to
give to potential buyers to take away, whether you are using the
services of a real estate agent or selling the house yourself;
What to expect
Your house is inspected just as would be done for a buyer.
You are forewarned about possible concerns that a buyer’s inspection
could find, and can choose what to do about them instead of being surprised
by a problem found during a buyer’s inspection. If you make any
improvements we can for a nominal fee re-inspect the items and update
your report to reflect the improvements.
We can also prepare for you at nominal cost an inspection
summary for potential buyers to take away. Buyers can examine a copy of
our inspection report while viewing your house. This information assures
potential buyers that your house should hold no unexpected surprises and
assists them to proceed confidently.
Free consultations for you and the buyer
We answer questions about our report during the time that
you or the eventual buyer owns the house. When you, the seller, pay for
the inspection, we consult with you and prospective buyers for free during
the sale process. Once the house is sold we'll answer the buyer's questions
about our report while they own the home, giving you a sales advantage that
is also beneficial for the buyer.
However, after 12 months from the inspection it is
unwise to assume that everything has remained unchanged; some issues may
have improved, others may have got worse more quickly than anticipated or
new issues may have occurred. When there are questions after the 12 month
period, we may need to visit your house and update the observations that
are needed to answer your questions properly. Because we inspected your
house for you, we reduce our customary time charge of $150 per hour to
$100 per hour. Most follow up assignments can be completed within half
an hour, and if we can finish inside half an hour, we'll do so and only
charge you for the half hour.
