Our home inspection is affordable and thorough. Call us to discuss the details and our fee.

Our inspection includes:

• inspection of exterior, roof and structure; electrical, plumbing, heating and cooling systems; attic space and insulation; and interiors (certain areas and systems may not be included in a condominium);
• inspection by representative sampling of multiple items such as electrical receptacles in each room, with additional sampling carried out in the same area if defects found;
• accessible doors and windows opened and closed;
• improvement suggestions and maintenance recommendations necessary to preserve the value of your home, whether resale or new, made during the inspection; and
• explanation of report findings given during the inspection;

• matrix format customised report completed and delivered at the end of the inspection; with
• detailed review of report summary at the conclusion of the inspection.

Our inspection is often completed within three hours, depending on the size and age of the house, and the buyer's experience and questions.

Photographs and notes from the inspection are retained on file for future reference, should you have any questions.

We answer your questions about our report by telephone for as long as you own the house. After 12 months from the inspection it is unwise to assume that everything has remained unchanged; some issues may have improved, others may have got worse more quickly than anticipated or new issues may have occurred. When there are questions after the 12 month period, we may need to visit your house and update the observations that are needed to answer your questions properly. Because we inspected your house for you, we reduce our customary time charge of $150 per hour to $100 per hour. Most follow up assignments can be completed within half an hour, and if we can finish inside half an hour, we'll do so and only charge you for the half hour.

Our inspection will satisfy the requirements for a Pre-Delivery Inspection (PDI) of a New Home under the New Home Warranty Program of TARION. We have extensive experience dealing with the Ontario New Home Warranty Program. We also can carry out 12 month and 24 month inspections under your New Home Warranty.

We'll provide consulting services at an hourly rate to look at specific issues or to examine matters such as Condominium Reserve Funds. We have the background and experience to give you our professional opinion of the status of the Reserve Fund, or to clarify Condominium Declarations to answer your questions about ownership matters. Our normal hourly rate is $150 per hour, billed in 5 minute time blocks; we don't bill a full hour for just a few minutes.
